You should automatically get a government credit at closing of $8000, did your realtor inform you of this? Also, there are huge incentives on the down payment through the government right now to help people get the down payment covered. You should talk to your realtor, they have all the latest information on this. If your realtor can't help you, talk to a lender to find out what options are out there for you.

I am not sure where you live but if you live in Los angeles there is a program called HPRP. What they do is help people get off the streets and into stable housing. They pay the security deposit and turn on the utilities. I hope this helps.

hi single dad,

I am so late on responding to your post but better late than never, right? any who get with Farmers Home or HUD homes, I don't know what they call it in your state. Ask to apply for Low Income Family home loan or a First time buyer home loan also ask about single parent programs. I know you asked for a grant but I don't think that you're going to find one. The Low income family home loan is like a particle grant. If you get it, the US government will pay have of your monthly house payment. And they will give you time to come up with "earnest money" or "good faith" money something like $5oo, and there are no closing cost or fees with this kind of loan. Good luck on finding a grant but this is all I know of because I live in a very poor county and this is what I had to do to get my house.

I'm sorry...I had just run across an agency that helped with downpayment.  It wasn't what I was looking for so I didn't print it out.  If I run across it again, I'll give you the information.  Where are you looking to move?  I'm in Burgaw NC and am trying to sale my triple wide manufactured home on 1.17 acres.
